|
The
applicant is seeking a waiver of Zoning Ordinance Section
7-302 1.B., Limitations, which would allow a subdivision on
a private street that does not connect directly to a state
maintained street. The subject properties are currently
accessed by Walsingham Lane, which is a private road that
connects to Crest Hill Road (Route 647). The applicant is
proposing to divide a 10-acre parcel into two (2) lots, an
administrative lot and a residue and the adjoining 13-acre
parcel into two (2) lots, an administrative lot and a
residue. As proposed, the lots would be accessed by an
extension of Walsingham Lane, which would run between the
two (2) parcels. An additional easement comes off of
Walsingham Lane, thus providing the need for this waiver.
The properties are zoned Rural Agriculture (RA) and each has
the subdivision potential to be divided into two (2) lots.
The property is located on the west side of Crest Hill Road
(Route 647).
The applicant’s justification is included as Attachment 3. The
vicinity map is included as Attachment 1, while Attachment 2
illustrates the access to the proposed lots. |

Planning Commission Action: |
|
On May 25,
2006, the Planning Commission unanimously recommended denial
of the applicant’s request for a waiver of Section 7-302
1.B. of the Zoning Ordinance. The Planning Commission staff
report is available upon request. |
