A Zoning Ordinance Text Amendment to Section 3-314 and Adding a New Section 5-1706 to Permit the Storage of Motor Vehicle Dealer Inventory in the I-2 Zoning District

Topic Description:

This text amendment permits the storage of new motor vehicle inventory in I-2 Districts by special permit.

Requested Action of the Board of Supervisors:

Conduct a public hearing and consider adoption of the attached Ordinance.

No financial impact analysis has been conducted.

Summary Staff Report: 

This text amendment was initiated by the Board of Supervisors on October 12, 2006. The purpose is to accommodate one existing business in the County and to provide for others that may seek to locate here.  On November 30, 2006, by a vote of 4 to 0, the Planning Commission recommended adoption. 

In the resolution initiating the text amendment, the Board of Supervisors left often to the Planning Commission’s discretion how to authorize the desired activity.  Staff prepared a text amendment recommending that: storage be limited to new passenger cars, pickup trucks, sport utility vehicles; on-site maintenance and mechanical work not be permitted; and the lot shall be completely screened from view of adjacent properties. The Planning Commission adopted these recommendations.
