The applicant is seeking Preliminary Plat approval to divide
one parcel of approximately 8.5 acres into two (2) lots, one
lot of 2.00 acres and a 6.3 acre residue lot. Each lot will
be served by well and drainfield.
The applicant has also requested that Subdivision Ordinance
Section 10-6 be waived, eliminating the requirement for
construction drawings. This action has not been the standard
practice of the Planning Commission; however, in some
instances a modification of the Final Construction Plan may
be warranted. In this case, the Preliminary Plat/Final
Construction Plan submitted to our office includes all
necessary items as required by both plan categories. A copy
of the Preliminary Plat/Final Construction Plan is included
as Attachment 1. A copy of the applicants’ Statement of
Justification related to the Waiver Request is included as
Attachment 2.

The
±8.5 acres are
zoned Village (V). Adjacent properties to the west and
south are zoned Village (V), and adjacent properties to the
north and east are zoned a combination of Village (V) and
Rural Agriculture (RA). |

Requested Action of the Board of Supervisors: |
|
No action is
necessary, unless a majority of the Board wishes to consider
this preliminary subdivision application. On August 30,
2007, the Planning Commission voted unanimously to approve
the Scheps Preliminary Plat/Final Construction Plan and the
waiver of Subdivision Ordinance Section 10-6.
Location:
The property
is located on Old Marsh Road (Route 837), northeast of its
intersection with Marsh Road (Route 17) in Bealeton.
