Final Plat

FINAL PLAT

I) A Pre-design meeting is required with the Fauquier County Water and Sanitation Authority (FCWSA). Contact FCWSA at (540) 349-2082 or visit the website at www.fcwsa.org.

II) Community Development Submission Requirements

   1st Submission:

  • Land Development Application DOC or PDF
  • Fee Calculation Sheet
  • Fee check
  • 8 copies of Final Plat (folded) with original signatures of property owners and seal and signature of engineer or surveyor
  • Bond Estimate Review with fee for all required public and private improvements including breakdowns and all Bond Estimate requirements. NOTE: Any project that is served by public water and/or sewer must bond water and/or sewer improvements with the service provider directly. Please contact the appropriate service provider to obtain specific information pertaining to their bond program requirements. Confirmation of water and/or sewer improvements being bonded with the service provider must be demonstrated prior to Final Plat approval. Please note that this is a separate submission and may be submitted prior to Final Plat.
  • All developer agreements including those with the Town of Warrenton, Town of Remington, Marshall Waterworks or the Fauquier County Water and Sanitation Authority, where applicable
  • Draft Stormwater/BMP Maintenance agreement
  • Homeowners Association Documents
  • Subdivision Deed, if used
  • Deed of Easement may be required where ยง 2-406.3 of the Fauquier County Zoning Ordinance applies to the proposed subdivision (if non-common open space parcel)
  • 2 - 11 X 17 signature sets of approved Construction Plans
  • Fauquier County Water and Sanitation Authority (FCWSA) Checklist
    NOTE: All submissions of Final Plats will be made directly to Fauquier County Community Development.
    Concurrent FCWSA and Community Development submissions are required.

   2nd Submission:

  • 8 copies of revised plat
  • Comment/Response Letter
  • No Fee
  • Any revised legal documents from above list, i.e. HOA documents, Subdivision Deed, etc.
  • FCWSA submission requirements can be found at the www.fcwsa.org website under "Engineering, Construction and Planning".

   3rd & Subsequent Submissions:

  • 8 copies of revised plat
  • Comment/Response Letter
  • $400 Flat Fee
  • Any revised legal documents from above list, i.e. HOA documents, Subdivision Deed, etc.
  • FCWSA submission requirements can be found at the www.fcwsa.org website under "Engineering, Construction and Planning".

   Signature Set:

  • 8 copies of revised plat
  • No Fee

IV) Additional Information

  • Construction plans must be approved prior to submittal of the Bond Estimate application. The Bond Estimate Review application must be approved prior to submitting the Land Developer's Agreement and bond (cash bond, insurance bond, or Letter of Credit) documents. The bond documents must be approved prior to Final Plat approval.
  • If construction of a subdivision plan will require the disturbance of more than 10,000 square feet of land, the Land Disturbing Permit Application should be submitted in conjunction with the bond documents.
