The Department of Community Development is charged with overseeing all land development activity within Fauquier County. The Department administers and guides the planning, zoning, land development and building activities related to the physical growth and development within the County along with the preservation of the County’s historic, natural and physical resources. The Department’s primary goal is to promote the public health, safety and general welfare of the County’s residents. Specific plans, policies, regulations and standards that guide Community Development are established by the Board of Supervisors, such as the Comprehensive Plan, Subdivision Ordinance, Zoning Ordinance, Design Standards Manual and the Stormwater Management and Erosion Sediment Control Ordinance. 

Community Development is comprised of the following divisions:

Planning is responsible for maintaining the County’s overarching growth strategy, as defined in the Comprehensive Plan. Planning staff processes all Rezoning, Special Exception, Special Permit and Comprehensive Plan Amendment Applications. The department also supports Fauquier County’s Planning Commission, Board of Supervisors and other planning-related Committees. Zoning & Development Services includes the Zoning Office, Building Office and Land Development along with the County’s Permit Center. Zoning and Development Services is responsible for administering, enforcing and updating the County’s Zoning Ordinance, Subdivision Ordinance, Design Standards Manual, Stormwater Management and Erosion and Sediment Control Ordinance and the Uniform Statewide Building Code.
