Topic:  PRELIMINARY SUBDIVISION APPLICATION (PP03-M-18)

             STROUD SUBDIVISION

The applicant is seeking preliminary plat approval to subdivide approximately 11.2 acres  zoned Rural Agricultural (RA) into two (2) single-family residential lots of ± 2.75 and 8.419 acres.  The property is on the west side of Leeds Manor Road (Route 688), north of its intersection with Wheatley School Road (Route 742), Marshall District .

Section 9-7 of the Subdivision Ordinance requires that "…all preliminary plats approved by the Planning Commission shall be referred to the Board of Supervisors at its next regularly scheduled meeting…If the Board takes no action on the preliminary plat referral, the preliminary plat shall be deemed approved in accordance with the actions of the Planning Commission."

Requested Action of the Board of Supervisors:

No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application.  On January 23, 2003 , the Planning Commission voted to approve the Stroud Subdivision Preliminary Plat subject to the conditions noted below.

  1. The final plat shall be in general conformance with the preliminary subdivision plat entitled "Stroud Subdivision, Lot 2 Plus Residue" dated December 12, 2002 ,       and received in the Planning Office on December 13, 2002 .        

  2. In accord with Section 7-603 2. of the Fauquier County Zoning Ordinance, Residential Subdivisions, a landscape plan shall be required at record plat or construction drawing phase.
  3. Bulk regulations for the RA zoning district shall be placed on the plat.
  4. All front setbacks shall be measured from the centerline of the roadway and correctly labeled.
  5. Prior to construction, all drainfield areas shall be marked to prevent disturbance during construction.
  6. The driveway entrance shall be sited and constructed in accordance with VDOT regulations and design standards.
  7. The proposed culvert shall be no smaller than a 15” X 30’ CMP pipe and shall   be designed for a 10-year storm.
  8. Since no private streets will be constructed to serve this division, the private street note shall be removed from the plat.
  9. Calculations demonstrating adequate channel downstream of the culvert shall be required prior to final construction plan approval.
