Parr Property Subdivision: Preliminary Plat PPLT06-MA-002

 

Topic Description:

 

The applicant is seeking Preliminary Plat approval to divide ±50.7 acres into two (2) lots, a ±4.3 acre single-family lot with a non-common open space lot of ±45.2 acres.  An administrative subdivision was approved in February of 2005 for the overall parcel and a family division was approved in June of 2005.  The divisions proposed with this Preliminary Plat will exhaust all subdivision potential on the property.    The parcels will be served by individual wells and septic.

 

The applicants requested that Subdivision Ordinance Section 10-5 be waived, eliminating the requirement for construction drawings.  This action has not been the practice of the Planning Commission or the Board of Supervisors; however, in some instances a modification of the Final Construction Plans may be warranted.  In this case, the Preliminary Plat / Final Construction Plans submitted include all necessary items as required by both plan categories.  A copy of the Preliminary Plat / Final Construction Plan is included as Attachment 1.  The applicant’s Statement of Justification is included as Attachment 2.

 

Requested Action of the Board of Supervisors:

 

No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application.  On January 26, 2006, the Planning Commission voted to approve the Parr Property Subdivision Preliminary Plat / Final Construction Plans and the waiver of Subdivision Ordinance Section 10-5.
