The Livestock Exchange use is allowed in the RA/Rural
Agriculture and I-2/Industrial Districts with approval of a
special permit. The existing Livestock Exchange in the
County is zoned RA and operates pursuant to a special permit
approved in 1995.
The Livestock Exchange was recently cited with a zoning
violation for allowing trailers and trucks to be stored on
its property. The operators of the Exchange have indicated
that the income from allowing individuals to utilize the
property for such storage is important to its financial
viability. Further, they note that trucks and trailers are
often stored on the site in conjunction with the business of
the Exchange, and is consistent with its existing character.
Also, as the property across the street is utilized for RV
and truck repair, such accessory use would also not be out
of keeping with the larger area business operations.
If the Planning Commission and Board of Supervisors would
like to allow the storage of trucks and trailers as an
accessory use to the Livestock Exchange, this objective
could be accomplished by adding language to the Livestock
Exchange special permit standards stating that such use
would be allowed as part of a special permit approval.
Staff would suggest that any such amendment include
requirements for locating the trucks and trailers in an
unobtrusive or well screened location.
The Planning Commission initiated this text amendment on
November 29, 2007 and held a public hearing and unanimously
recommended approval of the amendment on January 31, 2008. |
