Preliminary Plat PPLT07-MA-010: Arrington Property Marshall District


Topic Description:

The applicant is seeking Preliminary Plat approval to divide a 291.8 acre parcel into two (2) single family lots of 5.5904 acres, and a residue parcel of +286.3 acres.  Each property will be served by an individual well and drainfield.

The applicant has requested that Subdivision Ordinance Section 10-6 be waived, eliminating the requirement for construction drawings. This action has not been the practice of the Planning Commission; however, in some instances a modification of the Final Construction Plans may be warranted. In this case, the Preliminary Plat/Final Construction Plans submitted to our office include all necessary items as required by both plan categories. A copy of the Preliminary Plat/Final Construction Plan is included as Attachment 1.


Zoning/Acreage/Land Use: 

Approximately 286.4 acres are zoned Residential (R-1) and +5.4 acres are zoned Commercial (C-2).  Adjacent properties to the north and south are zoned Rural Agriculture (RA). Adjacent properties to the east are zoned Residential (R-1), Commercial (C-2), and Industrial (I-1). Adjacent properties to the west are zoned Residential (R-1).


Requested Action of the Board of Supervisors:

No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application.  On March 29, 2007, the Planning Commission voted unanimously to approve the Arrington Preliminary Plat/Final Construction Plans and the waiver of Subdivision Ordinance Section 10-6.


The property is located east of Lees Ridge Road (Route 744). Portions of the property front on Leeton Forest Road (Route 1136) and James Madison Highway (Route 17/29/15).
