Topic:  

Preliminary Plat PPLT07-CR-007:  Olsen Property Cedar Run District

 

Topic Description:

 The applicant is seeking Preliminary Plat approval to divide a 70.1 acre parcel into four (4) single family lots of 3.87 acres, 2.00 acres, 2.00 acres, and a residue non-common open space parcel of +58.19 acres.  Each lot will be served by an individual well and drainfield.  

The applicant has requested that Subdivision Ordinance Section 10-6 be waived, eliminating the requirement for construction drawings. This action has not been the practice of the Planning Commission; however, in some instances a modification of the Final Construction Plans may be warranted. In this case, the Preliminary Plat/Final Construction Plans submitted to our office include all necessary items as required by both plan categories. A copy of the Preliminary Plat/Final Construction Plan is included as Attachment 1.

 

Zoning/Acreage/Land Use: 

The parcel is zoned Rural Agriculture (RA). Adjacent properties in all directions are also zoned Rural Agriculture (RA). 

 

Requested Action of the Board of Supervisors:

 No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application.  On April 26, 2007, the Planning Commission voted unanimously to approve the Olsen Preliminary Plat/Final Construction Plans and the waiver of Subdivision Ordinance Section 10-6.

The property is located on Shenandoah Path (Route 607), in Catlett, just north of Elk Run.
