ORDINANCE

 

WHEREAS, Section 3-401 of the Fauquier County Zoning Ordinance regulates the maximum permitted density in individual zoning districts in Fauquier County; and

WHEREAS, the current permitted density for the Residential-1 (R-1) zoning district is 0.9 dwelling unit per acre; and

WHEREAS, the Fauquier County Planning Commission voted at its February 28, 2002 meeting to initiate a zoning ordinance text amendment to change the density to 1.0 dwelling unit per acre; and

WHEREAS, the Planning Commission held a public hearing March 28, 2002, and voted 4 to 1 on April 25, 2002 to forward a recommendation for denial to the Board of Supervisors; and

WHEREAS, the Fauquier County Board of Supervisors held a public hearing on May 20, 2002; and

WHEREAS, the Board of Supervisors determined the proposed amendment will be in the spirit of the Zoning Ordinance and assist in directing development into the areas denoted as service districts; now, therefore, be it

ORDAINED by the Fauquier County Board of Supervisors this 20th day of May 2002, That Section 3-401 of the Fauquier County Zoning Ordinance be amended to change the maximum permitted density for the Residential-1 (R-1) zoning district from 0.9 to 1.0 dwelling units per acre.  The section shall be amended as follows:
