The applicant is seeking re-approval of a preliminary subdivision plat to divide approximately 16.1 acres zoned R-1 (Residential-1) into one residential single-family lot of ± 3.9 acres and a residue parcel of approximately 12.1 acres.  This preliminary plat was approved previously by the Planning Commission on November 18, 1999 and by the Board of Supervisors on December 6, 1999.  The final construction plans and final plat were approved; however, the applicant did not record the final plat within the maximum time of eighteen months as required by Section 10-8 of the Fauquier County Subdivision Ordinance. 

Section 9-7 of the Subdivision Ordinance requires that “…all preliminary plats acted on by the Planning Commission shall be referred to the Board of Supervisors at its next regularly scheduled meeting.  If the Board takes no action on the preliminary plat referrals, the preliminary plat shall be deemed approved or denied in accordance with the action of the Planning Commission.”


Requested Action of the Board of Supervisors: 

No action is necessary unless a majority of the Board wishes to consider this preliminary subdivision application.  On April 25, 2002, the Planning Commission voted to approve the Ganteaume Property Preliminary Plat, subject to the following conditions: 

1.      The County recommends that no below-grade basements be constructed on soil mapping units 74B, 78A, 178A, and 117B due to wetness unless the foundation drainage system of the structure is designed by a Virginia Licensed Professional Engineer. 

2.      Before a home is started, the builder needs to mark the drainfield area off and not disturb it during construction. 

3.      The County recommends that before road or home construction begins in soil mapping units 77B and 77C, a site-specific evaluation be conducted so that shallow  to bedrock areas are identified.  These areas may require blasting if deep cut or  excavation is done.”
