Topic:  AN ORDINANCE TO APPROVE REZONING #RZ98-CR-13 CALVIN L. RITCHIE PROPERTY

The applicant’s original rezoning request for the 14.95 acres to I-2 (General Industrial) was postponed indefinitely by the Board of Supervisors in February of 1999.  The applicant re-activated the request for two acres of the land and the public hearing on that request was opened on April 15, 2002.  The applicant is seeking a rezoning to allow for a custom meat processing facility.   

The applicant has amended his request since the April 15th public hearing.  The 14.95 acres is now  being requested for rezoning from I-1 Conditional, to I-1 (Industrial Park) with submitted proffers to limit the use of the property.  The applicant’s proffers (Attachment 2) would continue to allow the uses currently conditioned from a 1990 rezoning, with the added permitted use of a custom meat processing facility.  Less than one acre of the 14.95 acres would be used for the proposed facility, and a special permit would need to be obtained from the Board of Zoning Appeals and a site plan approved before operations begin.  This amended application would result in a less intensive zoning designation than the I-2 district that was previously proposed. 

Requested Action of the Board of Supervisors: 

 Hold a public hearing and take appropriate action.  An ordinance for approval is attached for consideration.
