Since this text amendment is Board of Supervisors initiated,
§13-205 of the Zoning Ordinance requires the Planning
Commission to provide the Board a recommendation within 65
days of its public hearing. The proposed resolution
authorizes a Planning Commission recommendation extension to
September 25, 2008. |

On May 8, 2008, the Board of Supervisors initiated a Zoning
Ordinance text amendment which would reduce the maximum
residential density allowed per the sliding scale for
properties within the 100-year floodplain or having steep
slopes in excess of 25% in the Rural Agricultural (RA) or
Rural Conservation (RC) Districts. The text amendment was
referred to the Planning Commission for public hearing and
recommendation.
The Planning Commission conducted the first public hearing
on May 29, 2008, for the referenced amendment; however, the
advertisement was defective. The reason was that the
Department of Community Development needs to provide written
notice to all property owners in the RA and RC Districts
with parcels 10 acres or greater in size that have 100 year
floodplain, steep slopes exceeding 25% or both. Last week
and in conjunction with the GIS Department, we are now in
receipt of all affected parcels and the mailing address list
of property owners. The mailing will
total 2,632 6,700+
letter notices which will be sent via first class
mail, and will be completed in time for the Planning
Commission’s June 26th public hearing. That
hearing has been scheduled for the Warrenton Community
Center.
It is recommended that the Board of Supervisors provide the
Planning Commission the month of July to consider public
comments and prepare any refinements and require
recommendation by its September 25,
2008 meeting.
