This
text amendment proposal would permit farm equipment sales, rental
and service in the Rural Residential-2 (RR-2) Zoning District with
special permit approval from the Board of Zoning Appeals and an
approved site plan. The Zoning Ordinance includes the Rural Residential-2 Zoning
District in the same category as Rural Agriculture (RA), which
allows a variety of agricultural uses and functions.
The Ordinance permits the location of farm sales, rentals
and service in the RA district, after receiving special permit
approval from the Board of Zoning Appeals (BZA), and obtaining
site plan approval. Farm
sales, rentals and service currently are not permitted uses in the
RR-2 district.
Almost all of the
RR-2 Zoning Districts lie within Lee and Cedar Run Magisterial
Districts. This
particular land use would not be a by-right, with the Board of
Zoning Appeals having the ability to evaluate each specific
application on a case-by-case basis. The BZA oversight will help to ensure proper examination of
each application with regard to location, traffic, noise and other
criteria.
This amendment would
allow this use in the RR-2 district following a public hearing and
issuance of a special permit by the Board of Zoning Appeals and
obtaining site plan approval.
A resolution for referral, and a proposed ordinance are
