Topic: 

Preliminary Plat PPLT07-CR-005 and Waiver WVRP07-CR-025: Paradigm Farm Cedar Run District

 

Topic Description:

The applicant is seeking Preliminary Plat approval to divide one parcel of approximately 53 acres into three (3) lots; two (2) lots of approximately 2.1 acres and a residue non-common open space parcel of 48.11 acres. Each lot will be served by well and drainfield.

The Applicant has also requested that Subdivision Ordinance Section 10-6 be waived, eliminating the requirement for separate construction drawings. This action has not been the standard practice of the Planning Commission and Board of Supervisors; however, in some instances a modification of the Final Construction Plan may be warranted. In this case, the Preliminary Plat/Final Construction Plan submitted to our office includes all necessary items as required by both plan categories. A copy of the Preliminary Plat/Final Construction Plan is included as Attachment 1.

 

Location,  Zoning and Current Land Use:

The property is located south of Green Road (Route 674), in the Cedar Run District.  The 52.7 acres are zoned Rural Agriculture (RA).  Adjacent properties in all directions are also zoned Rural Agriculture (RA).

  

Requested Action of the Board of Supervisors: 

No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application. On June 26, 2008, the Planning Commission voted unanimously to approve the Paradigm Farm  Preliminary Plat and recommended approval of the Waiver of Subdivision Ordinance Section 10-6.
