The Town of Warrenton has
proposed that the County of Fauquier enter into an Agreement
In Lieu of Annexation authorizing the annexing of 249.598
acres of land into the corporate boundaries of the Town of
Warrenton on the terms and conditions contained in the
proposed Agreement. The Town then intends to enter into a
proffered rezoning with Centex Development Corporation for
the development of the annexed land, and an additional
portion of Alwington Farm currently existing within the
corporate limits of the Town. The resolution would
authorize the County Administrator and the County Attorney
to take all actions necessary to effectuate the Agreement in
Lieu of Annexation. |

Requested Action of the Board of Supervisors:

Consider adoption of the
attached resolution in accordance with the
key terms of
agreement in principle.

Financial Impacts Analysis: |
|
Under the proposed Agreement
$4 million dollars would be paid to the County of Fauquier
by the Town of Warrenton in compensation for the impacts of
the annexation. There would be no loss of real property or
personal property taxes to the County. A portion of future
commercial and industrial sales tax and any future business
license taxes would be no longer available to the County as
a result of the annexation. The exact amount cannot be
ascertained at this time as the remaining zoned commercial
land on the Alwington Farm has not been developed.
