The owners
are seeking a waiver of Zoning Ordinance Section 7-302 1.B.,
Limitations, which would allow a subdivision on a private
street that does not connect directly to a state maintained
street. The subject property fronts on Stonefield Lane,
which is a private street that connects to Culver Drive,
another private street, which connects to Broad Run Church
Road (Route 600). The owners are proposing to divide the
5-acre parcel into two lots, an administrative parcel of
2.36 acres and a residue of 2.64 acres.
Attachment 1
provides a location maps for the subject parcel in relation
to the county and Stonefield Lane. Attachment 2 is the
proposed division showing access to the lots. The
applicants’ Statement of Justification is included as
Attachment 3.

Planning Commission Action: |
|
On June 29,
2006, the Planning Commission unanimously recommended
approval of the applicant’s request for a waiver of Section
7-302 1.B. of the Zoning Ordinance, conditioned on the
applicants’ written agreement to deed restrict the property
after subdividing it into two lots (Attachment 4). The
Planning Commission staff report is available upon request. |
