The
Zoning Ordinance currently allows auto repair garages under
Category 2 (Residential Business) with special permit approval
from the Fauquier County Board of Zoning Appeals in the Rural
Conservation, Rural Agriculture, Rural Residential-2, Village,
Residential-1, Industrial-1 and Industrial-2 Zoning Districts.
The
additional standards contained in Section 5-205 for this use limit
the number of vehicles on site for repair or maintenance to a
maximum of four. This text amendment would increase the maximum
number of vehicles from four to six.
All work and any vehicles in excess of two now are to be
located in a fully screened area and may not be located in any
required yard. Those requirements would not change.
No site plan is required for this use.
This amendment
would increase the maximum of number of vehicles for repair or
maintenance permitted on site to six at any time.
The Zoning Ordinance’s required screening and other
standards would remain unchanged for this specified use.
Those additional standards may be found in Attachment 1.
On June 17, 2002, the Fauquier County
Board of Supervisors referred this proposed text amendment to the
Fauquier County Planning Commission for public hearing and
recommendations. On
July 25, 2002, the Planning Commission held a public hearing on
the proposed text amendment, where concerns arose over the
possible effects on properties in the rural and residential zoning
districts. The
Commission members felt the current limitation of four vehicles
was sufficient for the type of use identified herein.
In its opinion, any business in excess of this operational
scale needed to locate in a commercial or industrial zoning
district. The
Commission voted unanimously to recommend denial of this proposed
text amendment.
