This proposed text amendment is designed to allow
businesses, which are co-located with a residence in the
Rural Zoning Districts or the Residential Zoning
Districts, to have driveways not less than ten (10) feet
in width and unpaved unless a greater width or surface
treatment is required by a Special Permit or Special
Exception.

Staff Report: |
|
When reviewing a special permit or special exception use at
an existing residence, the main goal is to permit a use
while maintaining the residential appearance and to not
impact the surrounding neighbors. Provisions of the
ordinance require that all site plans provide 20-foot paved
driveways. It often is more of an impact on the site to
construct and pave a 20-foot wide access road when such use
is accessory to the residence and somewhat minor in nature.
This proposed amendment would allow for maintaining the
appearance of a residence without the commercial component
impacting the property or surrounding neighbors while
allowing certain business type uses in the home.
This text amendment was initiated by the Planning Commission
on July 27, 2006. The Planning Commission conducted a public
hearing on August 31, 2006 and unanimously voted to
recommend approval. |
