Topic Description:

The applicant is seeking approval of a preliminary subdivision plat to divide approximately 307.4 acres within the Vint Hill Planned Development zoned Planned Commercial Industrial Development (PCID) into two commercial lots of ± 8.15 and 299.2 acres.  Currently, an existing structure on the proposed ± 8.15-acre parcel houses a light woodworking operation.  This use is expected to continue following the subdivision of the property.

Section 9-7 of the Subdivision Ordinance requires that “…all preliminary plats approved by the Planning Commission shall be referred to the Board of Supervisors at its next regularly scheduled meeting… If the Board takes no action on the preliminary plat referral, the preliminary plat shall be deemed approved in accordance with the actions of the Planning Commission.”

 

Requested Action of the Board of Supervisors: 

No action is necessary, unless a majority of the Board wishes to consider this preliminary subdivision application.  On September 26, 2002, the Planning Commission voted to approve the Vint Hill Land Bay S Preliminary Plat, subject to the following conditions:

1.      The final plat shall be in general conformance with the preliminary subdivision plat entitled "Vint Hill Preliminary Plat of Subdivision, Landbay S" dated August 16, 2002, and received in the Planning Office on August 16, 2002.

2.      A site plan detailing existing and proposed conditions shall be submitted for review.

3.      This development must be in accord with Section 4, Part 6, Planned Commercial Industrial Development District (PCID) of the Fauquier County Zoning Ordinance and Vint Hill Economic Development Authority's approved proffers.

4.      Final approval is subject to the waiver of Section 7-302, (D) of the Zoning Ordinance requiring that no street shall be approved which traverses a lot except along the boundaries of such lot or except where the portions of the lot on either side of the new street satisfy the requirements of this Ordinance to create new lots.

5.      All new entrances shall be sited, configured and constructed in accordance with VDOT regulations and design standards.

6.      The name of Route 793 shall be corrected to read Shepherdstown Road.
