I) Submission Requirements

  • Land Development Application (DOC or PDF) with original signatures
  • Fee check
  • Fee Calculation Sheet
  • Administrative Subdivision Checklist signed by the surveyor or engineer
  • Subdivision Potential Letter from Zoning Division
  • Lot Drainfield Plat (folded) with signature of Health Department Approval on plans
  • A letter from VDOT or VDOT Entrance Permit
  • 5 plats (folded) with original signatures of property owners and seal and signature of engineer or surveyor
  • A Deed of Easement may be required where ยง 2-406.3 of the Fauquier County Zoning Ordinance applies to the proposed subdivision
  • A Deed of Ingress-Egress Easement may be required where private streets are proposed.
  • CD containing individual PDFs of all submission materials.

II) Additional Information:

  • A Land Disturbing Permit Application is required for Administrative Subdivisions in cases where grading associated with private roads and lots exceed 10,000 square feet.
