STEP 1:PRE-APPLICATION MEETING
- A Pre-design meeting is required with the Fauquier County Water and Sanitation Authority (FCWSA). Contact FCWSA at (540) 349-2082 or visit the website at www.fcwsa.org.
STEP 2:
ENGINEERS AND SURVEYORS INSTITUTE (ESI) COMPLETENESS REVIEWThis review is required prior to 1st and 2nd submission of plans to Community Development. Please visit the Engineers and Surveyor’s Institute Web Site (http://www.esinova.org) for detailed instructions. You will need the following in order to submit for ESI Review:
NOTE: For properties served by public water and/or sewer with the Fauquier County Water and Sanitation Authority, joint completeness review is required. Additionally, applicant is required to submit plans to FCWSA concurrently with County Plan Submittal
- ESI Site Plan Checklist
- ESI Review Program Application
- 1 copy of plat
STEP 3:
APPROVAL OF SITE PLAN
Submission Requirements:
- 1st Submission:
- Approval letter from ESI
- ESI Major Site Plan Checklist
- Land Development Application (DOC or PDF)
- Fee Calculation Sheet
- Fee Check
- VDOT Site Plan Checklist
- Erosion and Sediment Control Checklist/Major Plans
- 12 copies of folded plans
- 1 copy of certified notice to adjacent property owners
- 2nd Submission:
- 2nd submission Approval letter from ESI
- ESI Major Site Plan Checklist
- A comment response letter addressing each review agency’s comments (the number of copies provided should equal the number of review agencies commenting, plus 2 additional copies.)
- A revised set of plans with changes highlighted on each copy (the number of copies provided should equal the number of review agencies commenting, plus 2 additional copies.)
- 3rd & Subsequent Submissions:
- $750 Flat Fee
- A comment response letter addressing each review agency’s comments (the number of copies provided should equal the number of review agencies commenting, plus 2 additional copies.)
- A revised set of plans with changes highlighted on each copy (the number of copies provided should equal the number of review agencies commenting, plus 2 additional copies.)
- Signature Set:
- 8 copies of revised plan (the County will keep 4 copies; if you need more signed copies, submit extra)
STEP 4:
RELEASE OF SITE PLAN
Construction cannot commence and Building Permits cannot be approved under an approved Site Plan until it is RELEASED. Steps necessary for the RELEASE of a site plan are:
- Approval and Recordation of any Easements required by the site plan.
- Approval and posting of a Bond and Execution of Required Developer Agreements, and confirmation of water and/or sewer improvements being bonded with the service provider.
- Approval of a Land Disturbing Permit Application
STEP 5:
AS-BUILT PROCESS
- 1. An As-Built Plan showing all physical improvements on the site, including landscaping, must be submitted at least 10 days prior to the request for any certificates of occupancy for the site.
- An As-Built Plan for the Stormwater Management Facilities and a SWM/BMP Agreement shall be submitted and approved prior to any request for bond reduction or release.
