Community Development

The Department of Community Development is a multi-faceted organization overseeing all land development activities within Fauquier County. The Department administers and guides the building, zoning, planning and environmental activities related to the physical growth, development and preservation of the County and its resources. An overall goal is to promote the public health, safety and general welfare of Fauquier County citizens.

Specific plans, policies, regulations and standards that guide Community Development’s activities are established by the Board of Supervisors, with recommendation by the Planning Commission and include:

Comprehensive Plan – The County’s principal guidance document, which establishes a community vision for the future, outlines goals and strategies related to land use, facilities, utilities, natural resources, historic preservation and transportation to provide a direction and means to achieve the County’s overall vision.




The overall focus of the Plan is to direct residential, industrial and commercial development into areas planned for growth, where services and facilities can be provided in an efficient and cost-effective manner, and to preserve agriculture as an industry, farmland and natural resources in the rural areas.





Subdivision Ordinance – Regulations related to the division of land and infrastructure construction.
Zoning Ordinance – Regulations to guide the actual use and development of land and buildings.
Design Standards Manual – Standards to help guide the construction of stormwater management, roads, trails and similar facilities developed for the benefit and welfare of the public.
Uniform Statewide Building Code – Regulations related to building construction.



The Department leads community planning efforts related to the Comprehensive Plan, working with citizens and businesses to define the community vision overall and in individual service districts, where most development is occurring, and to develop the appropriate policies and ordinances aimed at achieving that vision.
