Structural changes always require permits, and many non-structural permits do as well.  Building and trade permits are required for interior alteration, including but not limited to kitchen and bath remodeling, wall or partition removal, alteration or installation.

When an alteration/renovation permit does not involve structural changes, it may be processed through our walk-through program. 

To apply for a residential renovation/alteration permit you will need:

  1. The following forms:

    a.  Building/Zoning Application  (the Zoning Permit is typically not required for interior renovations and alterations, but may be required in instances involving basements, accessory dwelling units, etc.)

    b. Contractor Identification Form (all contractors must have a valid Fauquier County Business License)

    c.  Asbestos Certification Form       

  2. 2 sets of building plans.   Plans must be drawn to scale and show the existing floor plan or a demo plan, plus a new floor plan and construction plans.

  3. Health Department Verification Form if adding bedrooms and on septic system.  Applications will be accepted without verification form, however must be provided before issuance of the permit will take place.

  4. Fees:  Vary significantly depending on size and features of the renovation.  Minimum fees are collected at time of application submittal.  See Fee Schedule for all fees and the amount of Minimum Fees due with application.  Fees are payable by exact cash, credit card or check – starter checks will NOT be accepted. Credit cards accepted are Visa, MasterCard & Discover and will only be accepted in person.  A convenience fee of 2.5% will be added to all credit card transactions.  

Review and Approval Process

The Walk-thru program can be utilized if the renovation/alteration has no structural changes; if the application does not qualify for the Walk-thru program the application is reviewed by Zoning staff and the Building Plans Reviewer.  See Plan Review for more detail about the Building Plans Review process.

The review process generally takes 2-3 weeks if plans are complete at time of first submission.  If not, additional time is required for resubmission and review.  

Once all reviews are complete Permitting staff will contact the applicant to let them know the permit is ready to issue. 

Issuance

When returning to pick up the permit you will need to pay the remaining fees.  The balance due will be provided by Permitting staff when they call.

Construction

During the construction process periodic inspections are required.  See Inspections for more details.

Occupancy

In certain circumstances, a Certificate of Occupancy (CO) is required before the space may be utilized.   The CO cannot be issued until the following are completed/provided:

  1. All building inspections passed.
  2. It may take up to 48 hours to process your CO.
  • The following forms:

    a.  Building/Zoning permit application
    b.  Residential Worksheet
    c.  Contractor Identification Form (all contractors must have a valid Fauquier County Business  License)
    d.  Shrink/Swell Soils Form

  •  2 sets of building plans.

  • 1 copy of a plat showing the house and addition drawn to scale, the distances from the structure to all property lines, driveway, and all areas being disturbed for clearing, a drainfield, etc.

  • If the property has recently transferred ownership and the new owner is not reflected yet in Real Estate records, a copy of the deed is required.

  • Health Department Verification Form, unless served by public water/sewer.

  • Fees:  Vary significantly depending on size and features of addition.Minimum fees are collected at time of application submittal.  See Fee Schedule for all fees and the amount of Minimum Fees due with application.
