A Boundary Line Adjustment plan moves a property line between two lots, allowing for the exchange of land between adjoining lots.  It can also combine multiple lots into a single lot. A Boundary Line Adjustment cannot create an additional building lot and cannot result in a lot that does not comply with the Zoning Ordinance. 

Once an application is received the typical review time is 7 business days.   Staff will prepare comments regarding changes needed to the plat before approval; these comments are sent to the owner and the applicant.   The corrected plat is resubmitted, another review is conducted, typically within 7 days.  Once the plats are approvable, they are signed by the Subdivision Agent and the applicant is called to pick up the plats.  The applicant must record the plats within 6 months in the Fauquier County Land Records.

Initial Submission Requirements

  • Land Development Application with original signatures
  • $650 fee unless the property is served by public sewer then fee is $500
  • Boundary Line Adjustment Checklist, signed by surveyor or engineer
  • 2 plats (Folded) unsigned for review purposes
  • 1 unsigned copy of deed of Boundary Line Adjustment if different owners
  • If property is zoned RA or RC a current Subdivision Potential Letter
  • Flash drive containing PDFs of all submission materials – do not include any financial information (i.e. copy of the check)

Signature Sets Submission Requirements

  • 5 plats (folded) with original signatures of the property owners and seal and signature of engineer or survey
  • 1 copy of signed deed of Boundary Line Adjustment if different owners
  • Original stamp and signature on plat from the Health Department if necessary
  • Flash drive containing PDFs of all submission materials – do not include any financial information (i.e. copy of the check)
