The Subdivision Agent may approve the non-residential subdivision of property in the C-1, C-2, C-3, CV, BP, I-1 and I-2 zoning districts or in the PCID, PRD, PCID or MU-Bealeton overlay districts, provided that the purpose of the subdivision is for the development of office, commercial, industrial, institutional or some other comparable non-residential use. A Non-Residential Division plat must be preceded by a Concept Development Plan or Plan of Development approved by the Planning Commission.
If the proposed development will create more than one new lot, involves infrastructure development, or requires Bonding, the proposed subdivision may require the submission of an Infrastructure Plan followed by a Final Plat of subdivision instead of a Non-Residential Division plat. Application Requirements:
A complete application must be submitted to Community Development to begin the County review and approval process for all Non-Residential Divisions.A. First Submission Minimum Requirements:

Land Development Application with original signatures of the Owner and Applicant

Fee Calculation Sheet Administratively Approved Subdivisions

Non-Residential Division/Utility Lot Checklist signed by the Surveyor or Engineer

Three (3) copies of the Non-Residential Division Plat, unsigned for review purposes
-
Copy of approved Concept Development Plan or Plan of Development

Flash drive containing PDF copies of all submission requirements
Additional Information that may be required:

A Deed of Subdivision and Easement Dedication.

A Deed of Ingress-Egress Easement may be required where private streets or access easements are proposed.

Does your application involve using an existing Private Road for access? If so, these additional requirements may apply.

Approval of the Fauquier County Water and Sanitation Authority for any public water or sewer utilities.

Verification of Fauquier County Health Department approval for all existing and proposed individual sanitary septic systems. See Sanitary Sewer and Water for required plat notes.

Entrance review letter or entrance permit from the Virginia Department of Transportation for all existing or proposed access points.
B. Signature Set submission for Approval:
Once the Non-Residential Division Plat and all necessary documentation has been reviewed and deemed ready for approval, the Signature Set Submission must be made to the County. The Signature Set Submission must include:

Five (5) copies of the Plat with all required original signatures

One (1) copy of each Deed with all required original signatures

Flash drive containing individual PDF copies of all re-submission materials
