The Subdivision Agent may approve the non-residential subdivision of property in the C-1, C-2, C-3, CV, BP, I-1 and I-2 zoning districts or in the PCID, PRD, PCID or MU-Bealeton overlay districts, provided that the purpose of the subdivision is for the development of office, commercial, industrial, institutional or some other comparable non-residential use. A Non-Residential Division plat must be preceded by a Concept Development Plan or Plan of Development approved by the Planning Commission.

If the proposed development will create more than one new lot, involves infrastructure development, or requires Bonding, the proposed subdivision may require the submission of an Infrastructure Plan followed by a Final Plat of subdivision instead of a Non-Residential Division plat. Please contact Zoning and Development Services staff to discuss the details of your particular project at 540-422-8220.
