LOT CONSOLIDATION VIA DEED OF CONSOLIDATION OR PLAT OF CONSOLIDATION

Adjoining properties can be consolidated into one parcel either via deed only or with a deed and plat showing the parcels combined into one. 

Submission Requirement to consolidate via Deed only: 

  • Land Development Application with original signatures
  • Fee: 1-5 lots $200, 6-24 lots $300, > 25 lots $400
  • Deed
  • Flash drive containing PDFs of all submission materials – Do not include any financial information (i.e. copy of checks) 

Requirements for submission with a Plat showing the parcels. Once the application is received the typical review time is seven (7) business days. Comments needing to be addressed are sent to the owner and applicant. Once the comments are addressed and the plats are resubmitted our review time is seven (7) days. When the plats are approved we call the owner or applicant to pick up the plats to be recorded in the Fauquier County Land Records.

A property owner may need to correct an approved plat or undo a previously approved plat. The following is the process to have the County review the request. Once the application is received the typical review time is seven (7) business days. Comments needing to be addressed are sent to the owner and applicant.
