A Utility Lot subdivision is the process used to create a lot for public utilities, facilities or public improvements. County approval of a Construction Plan, Infrastructure Plan, Site Plan or other plan application may be required, as well as other State or Federal approvals.
Application Requirements:
A complete application must be submitted to Community Development to begin the County review and approval process for all Utility Lot subdivisions.
A. First Submission Minimum Requirements:

Land Development Application with original signatures of the Owner and Applicant

Fee Calculation Sheet Administratively Approved Subdivisions

Non-Residential Division/Utility Lot Checklist signed by the Surveyor or Engineer

Three (3) copies of the Utility Lot Subdivision Plat, unsigned for review purposes

Flash drive containing PDF copies of all submission requirements
B. Additional Information that may be required:

A Deed of Subdivision and Easement Dedication.

Approval of the Fauquier County Water and Sanitation Authority.

Any necessary State or Federal approvals.

Construction/Infrastructure/Site Plan approval.
Signature Set submission for Approval:
Once the Utility Lot Subdivision Plat and all necessary documentation has been reviewed and deemed ready for approval, the Signature Set Submission must be made to the County. The Signature Set Submission must include:

Five (5) copies of the Plat with all required original signatures

One (1) copy of each Deed with all required original signatures

Flash drive containing individual PDF copies of all re-submission materials
