Planning is responsible for the development, maintenance, revision, administration and enforcement of the County’s Comprehensive Plan. Our development review processes strive to balance quality development and the needs of the growing community. Staff is available to assist the general public, builders, developers and attorneys concerning any applications, as well as provide information about demographics, historic resource preservation, transportation, planning for public facilities and land use. Our staff is committed to letting you know as early in your project as possible what will be required and the steps necessary to get there.

Current planning efforts involve managing, processing and analyzing Special Permits, Special Exceptions, Rezonings and Comprehensive Plan Amendments. Processing of these applications involves working directly with landowners, applicants, other County Departments, outside review agencies and the public. These applications are evaluated against the Comprehensive Plan and Zoning Ordinance to ensure the proposals are consistent with the County’s adopted vision for the land and all applicable regulations.

In addition to current planning efforts, long-range planning involves staff engaging with the community in a collaborative process to create goals and aspirations for the future development of Fauquier County and incorporate these into the Comprehensive Plan. The Comprehensive Plan shapes public policy in terms of the environment, natural resources, heritage resources, demographics, housing, land use, economic impacts, public facilities and transportation.

Staff also provides support to the Board of Supervisors, Planning Commission, Board of Zoning Appeals (BZA), Architectural Review Board (ARB), Transportation Committee, Agricultural and Forestal District Advisory Committee and other ad hoc community meetings and committees.
